Types of property we deal with

Apartments on the coast

If you are looking for a small ‘pied à terre’ on the coast for golfing weekends, for example, you can find properties in either 1930’s detached town houses or in more modern complexes with or without pool. All the coastal resorts offer both types though in Biarritz there are very few complexes with pools and tennis courts. The more purpose-built resorts such as Hossegor and Capbreton tend to have apartments in residential complexes and some of these have pools.
 
Biarritz, Guéthary and St Jean de Luz are certainly pricier than Bayonne and Bidart, although Bidart is catching up! As soon as you request a sea view and a small terrace or balcony, the price rises sharply. To buy a one bedroom flat without outdoor space in a 1930's house you can pick up bargains at around 130,000€ upwards. If you buy that same one bedroom flat with outdoor space and sea view, you’ll need to pay out upwards of 300,000€.

The different “quartiers” within each town also affect the price and we can advise you on these. Biarritz St Charles, Parc d’Hiver and around Place Eugénie for example are pricier areas than most but they are popular, smart locations and they tend to come at a premium.

As with all the properties, location is primordial and it is important to be clear of the use of the property you will be buying from the start. If you are planning on renting out, then being close to amenities, proximity to beaches and an easily-maintainable flat are definitely worth considering if you want to gain a good rental income.

We do also occasionally have a selection of leaseback properties which can be interesting investments if you want a guaranteed return over a set period ( usually between 9 and 11 years). if a brand new development, you can also avoid paying the VAT of 19.6%. The leaseback schemes tend to be in the Landes in purpose-built resorts.
There is one in Biarritz too with fabulous sea and golf views.

Villas on the coast

The same criteria apply for villas. You can’t expect to pay any less than roughly 550,000€ for a three bedroom villa in Biarritz and St Jean de Luz. In Bidart or Anglet you can find places from 450,000€ but they might not have much garden. It also very much depends on what is on the market at the time and how quickly people are keen to sell. At the top end you can expect to pay well over one million euros. Villages immediately outside Biarritz, such as Arbonne and Arcangues for example, are very popular, residential villages and of course you pay for the fact that they are close to the beach yet in beautiful countryside.

Villas and leaseback properties in Moliets, Landes
We have recently added the resort of Moliets to our programme as a result of popular demand.
We have access to leaseback, luxury villas on the golf course and within walking distance of the beaches.
Moliets is exactly one hour north of Biarritz and lies in a totally unspoilt and protected environment of pine forests and vast, sandy beaches. The golf course is excellent as is the standard of real estate.



Basque villas/farms inland

Up to half an hour from the coast in the rolling green hills of the Basque countryside, there are vast farms with plentiful land from 350,000€ minimum and they can go up to as much as 1000,000€! All depends on what size of property you are looking for and where and in what condition it is in. Some of the villages such as Sare, Ascain and Espelette are all attractive, well kept villages and are not far from the coast and these criteria are reflected in the house prices. It is quite difficult to find small houses here as originally the Basque farmstead also housed the livestock (they were the central heating basically) and therefore you find that they all offer upwards of 300m² of living space. You can occasionally find farms to be renovated but they are rare and one needs to react quickly if one comes on the market! A farm in need of complete renovation can cost around 290,000€ and at that price you have a bargain! As with all renovation projects, you need to seriously consider the renovation budget as materials and labour are expensive in France and aside these facts, you also need to have energy and time!


Landaise farms

There is still a lot of scope in the area directly inland from the popular and trendy resorts of Capbreton and Hossegor. There is plenty of land available and there are still many authentic Landaise farms for sale. They have either been renovated or are in need but they all offer plenty of space (usually around 250m² upwards). The advantage of this region is that the prices are lower than in the Biarritz area and yet the access is incredibly good. You can be 15 mins inland and still be within 20 mins from Biarritz airport, 15 mins from the Landes beaches, 5 mins from the motorway and 25 mins from St Jean de Luz. For a Landaise farm with around 6000m² of land you need to budget around the 500,000€ mark but this would be renovated and you would get around 300m² of living space.


Properties along the Adour river

This is another area we deal with for the same reason as the Landes. There are some beautiful old properties here (maison de maître, chateaux) which are rarely talked about and yet they often have spectacular views over the Adour towards the Pyrénées and they have considerable land. Prices are significantly lower than the Basque country because you are further from the coast and the environment isn’t that of the Pays Basque with its rolling green hills but it all depends on what your priorities are.

We occasionally have properties in the Béarn area. they will be on the website if we hvae any at a particular time, though this is an area we don not deal with to the same extent as the coast.
