Also estate agents will put more effort into an exclusive property than a property that is on every agent’s books. From our point of view though, this means that we do not need to work with every estate agent but we prefer to work with a selected few who tend to take on the properties we like. This enables us to establish a better relationship which is very much based on trust. This also means that the agents will often send us through details of properties before they have even officially come on the market if they think they could interest our clients.
Finally establishing a solid rapport with agents also means that it is easier to get the "hidden" information which we know could possibly affect a sale in some way. Not being the estate agent does mean that we don't have the same approach. Their sole aim is often to look after the vendor whereas we act on behalf of the purchaser and we are objective in our views. Since we hope to maintain an ongoing relationship with our clients, it is not in our interests to sell you a property we know is perhaps over- valued, in an unattractive district or simply not a good property for resale.
When you decide to use Beyond Biarritz to help you find your property and take you through the process, we offer these services at a set fee of which 50% is invoiced once the property has reached compromis stage and the final 50% at completion. With every enquiry we automatically send you the details of our services and the fee involved so that you are completely clear of costs and services included. We appreciate that each client is different and might not require every service we are able to provide and for this reason we are open to adjusting the package where applicable. Obviously if we do not find the property, you do not pay a fee.
Please note that all the properties that figure on our website include the agent’s fees. They exclude our fee and the notaires fees.
Post-sale services
If you require help with a renovation project or installing a pool or tennis court for example, we can also arrange all this for you and depending on the work involved, our role is charged as a percentage of the total work costs. As each case is different this is agreed between the client and ourselves at the time.
